Since launching the Housing Capital Fund in 2022, SKHHP has committed $11.2 million to support the construction and preservation of affordable housing throughout South King County.

Mercy Housing NW – Burien Family Housing is a 91-unit multifamily rental development near high-frequency transit in Burien. This project will serve households earning between 30% and 60% of area median income (AMI), with a special focus on families with children, including 34 units set aside for families exiting homelessness and 18 units for households with physical disabilities. The development, built on a 4-acre site formerly occupied by Mary's Place, will include a mix of one-, two-, three-, and four-bedroom units, with 52% of the units designed for families. SKHHP awarded the project $1,093,308 from the 2022 funding round. An additional $2 million was awarded during the 2024 funding round.

 

TWG – Pandion at Star Lake is a 251-unit mixed-use development in Kent adjacent to the Kent/Star Lake Link Light Rail station. This transit-oriented development (TOD) project will provide a mix of studio, one-, two-, and three-bedroom units to households earning between 30% and 80% AMI. The project will also include ground-floor commercial space featuring a Center for Learning and Belonging (LAB) operated by the Renton-based STEM Paths Innovation Network (SPIN). The project will provide supportive services to 29 units for families with children at-risk of homelessness supported by Vision House. SKHHP awarded the project $1,170,000 from the 2023 funding round. An additional $770,000 was awarded during the 2024 funding round.

 

Mercy Housing NW – Kent Multicultural Village is a 199-unit multifamily rental project in Kent adjacent to the future Kent Des Moines Link light rail station opening in 2026. The project will support households earning 30% AMI to 80% AMI with a 20% set-aside (39 units) for households with an intellectual and/or developmental disability (I/DD) with onsite supportive services. The project includes studios, 1-bedrooms, 2-bedrooms, and three-bedroom units. The project is a partnership between Mercy Housing NW and Open Doors for Multicultural Families, who will support the I/DD households and relocate their headquarters to the property. SKHHP awarded the project $1,000,000 from the 2023 funding round.

 

Habitat for Humanity Seattle-King & Kittitas County – Burien Miller Creek is a 40-unit homeownership project in Burien providing three- and four-bedroom homes to 20 households earning an average 50% AMI and 20 households earning up to 80% AMI. The project is currently under construction and will support King County residents and households with a connection to the local community. To ensure long-term affordability, Habitat for Humanity Seattle-King & Kittitas Counties will utilize a ground lease model, limiting resale prices and maintaining affordability for future generations. SKHHP awarded the project $300,000 from the 2022 funding round. An additional $550,000 was awarded during the 2024 funding round.

 

Multi-Service Center – Victorian Place II is a multifamily, preservation 20-unit rental project in Des Moines. Since 1996, the non-profit Multi-Service Center has owned the two adjacent buildings that comprise the project, which includes five units for households earning up to 35% AMI, ten units for households up to 40% AMI, and five units for households up to 50% AMI. The 20 three-bedroom/two-bath affordable rental units are in active use. SKHHP awarded the project $777,306 from the 2023 funding round.

 

Multi-Service Center – White River Apartments is a multifamily, preservation and rehabilitation rental project in Auburn. The project consists of 24 two-bedroom, one-bathroom units in active use serving households earning 30% AMI-60%. With SKHHP funding, the project will rehabilitate the 24 units, including siding replacement, site lighting improvements, hot water tank replacements, exterior door replacements, and more. This project is conveniently located near public transportation, schools, parks, and grocery stores. $775,000 was awarded during the 2024 funding round.

 

Low Income Housing Institute (LIHI) – Skyway Affordable Housing is a multifamily rental project in Unincorporated King County. The project will provide 55 affordable housing units for households earning between 30%-50% of the area median income (AMI), with 42 units for families transitioning out of homelessness. An early learning center will be located on the ground floor of the building, featuring four classrooms to accommodate up to 80 children, a parent resource room, and offices. Additional amenities include a community room, case manager offices, and a roof deck for resident use. SKHHP awarded the project $300,000 from the 2023 funding round.
